Tenancy Agreement Fee – this fee is charged for the drawing up of the tenancy agreements at
the start of the tenancy.
Deposit holding fee – this is a fee charged if a landlord wishes Thames Lettings to hold
the tenant’s deposit. The deposit will
be registered with the MyDeposits tenancy deposit scheme.

Inventory fee – Landlords will be expected to pay the cost of an inventory check-in
at the start of the tenancy. The cost
of this will vary depending on the size of property and the level of
furnishing and is determined by the independent inventory company being
instructed. The cost will be agreed
with you in advance.
£140 and £180 per tenancy depending on the property size and level of
Renewal memorandum fee – this fee is charged for drawing up the renewal documents if a tenant agrees
to extend the tenancy for a further term after the initial term.
Addenda or memoranda fee – this fee is charged during a tenancy when a landlord requests a
variation to the tenancy agreement which requires an addendum or memorandum
to be drawn up.

For a landlord there may also be some initial fees when preparing a property for a new tenancy. The fees below are not exact and will depend on the contractor instructed but can be used as a guide.
Energy Performance Certificate (EPC): Approx. £100 (valid for 10 years for letting purposes).
Gas Safety Certificate: Approx. £100 (valid for 12 months).
