Our fees

Please be aware your tenancy may be subject to any of the following fees:

 

Tenancy Agreement Fee – this fee is charged for the drawing up of the tenancy agreements at the start of the tenancy. 

£180.00 per tenancy

Reference fee – this fee is charged for carrying out reference checks on prospective tenants (both individuals and companies), prospective occupiers and guarantors.  Usually the referencing checks will be carried out by an independent referencing agency and can include a credit check, bank reference and a previous landlord reference.

£75.00 per tenant, occupier, company tenant or guarantor.

Deposit – this is a security deposit which is required from tenants to provide security for the landlord in the event the tenant does not meet his/her obligations under the tenancy.  The deposit is generally held by Thames Lettings and is registered with the MyDeposits tenancy deposit scheme.  We will inform you in advance if this is not the case. 

An amount equivalent to 6 weeks’ rent (per tenancy) at the rental level agreed for the tenancy.

Additional pet deposit – this extra deposit may be requested by a landlord if you are bringing a pet (with the landlord’s agreement).  The additional sum will be held and registered in the same way as the main Deposit.

Often an amount equivalent to 2 weeks’ rent (per tenancy) but the amount will be agreed with you in advance if required. 

Non-refundable reservation fee – when you have agreed to rent a property and the terms of the tenancy have been agreed we will ask you to make payment of this reservation fee.  This amount will be offset against the initial amount to be paid before your tenancy commences.  The amount is non-refundable if you then decide not to proceed but should the landlord decide not to proceed this will be refunded to you in full.

An amount equivalent to 1 week’s rent (per tenancy) at the rental level agreed for the tenancy.

Inventory fee – tenants will be expected to pay the cost of an inventory check-out at the end of the tenancy (the landlord pays for an inventory check-in at the start of the tenancy).  The cost of this will vary depending on the size of property and the level of furnishing and is determined by the independent inventory company being instructed.  The cost will be agreed with you in advance.

Typically between £140 and £180 per tenancy depending on the property size and level of furnishing.

Additional / replacement tenant or occupier fee – this fee is charged during a tenancy when a tenant requests to add an extra tenant or occupier to a current tenancy or requests to be replaced by a replacement tenant.  The fee is to cover the additional documents which will need to be created to effect the change.  For the avoidance of doubt the tenant or occupier being added will be charged the reference fee as detailed above. 

£90.00 per additional / replacement tenant or occupier

 

Addenda or memoranda fee – this fee is charged during a tenancy when a tenant requests a variation to the tenancy agreement which requires an addendum or memorandum to be drawn up.

£90.00 per memorandum or addendum

Renewal memorandum fee – this fee is charged for drawing up the renewal documents if a tenant agrees to extend the tenancy for a further term after the initial term. 

£90.00 per tenancy renewal
